What Constitutes a Maintenance Emergency?

Residents should call the after-hours emergency line for the following:

  • Fire or smoke (call 911 first) 
  • Gas leaks or strong gas odor 
  • No heat during cold weather conditions 
  • No air conditioning during extreme heat (per policy) 
  • Major water leaks or burst pipes 
  • Sewage backups or overflow inside the unit 
  • No electricity (when not caused by a power company outage) 
  • Flooding or standing water inside the unit 
  • Clogged toilet when it is the only working toilet in the unit 
  • Broken exterior doors or locks that prevent securing the unit 
  • Broken windows that create a safety or security risk 
  • Refrigerator not working (if food loss is imminent and no alternative) 

Heating and Cooling Requirements

In accordance with HUD guidelines, rental units must be maintained at safe and habitable temperatures:

  • During the heating season (October 1 - March 31), units must be capable of maintaining a minimum temperature of 68°F in all habitable rooms. 
  • A "no heat" situation that results in interior temperatures falling below 55°F is considered a high-risk, life-threatening deficiency and requires emergency repair within 24 hours. 
  • During warmer months, cooling systems (where provided) should maintain a safe indoor environment. Extended loss of air conditioning during extreme heat conditions may be treated as an emergency, particularly for elderly residents, children, or individuals with medical conditions. 

What Is NOT Considered an Emergency?

The following issues will be addressed during normal business hours:

  • Dripping faucets or minor leaks 
  • Slow drains 
  • Appliance issues that are not urgent 
  • No hot water (unless part of a larger issue) 
  • Pest control concerns 
  • Routine maintenance repairs 
  • Lost keys or lockouts (may result in a fee) 

Important Reminders

  • If there is a life-threatening emergency, always call 911 first. 
  • Misuse of the emergency maintenance line for non-emergencies may result in a charge or lease violation.
